		<description>Thank you for an excellent website to provide guidance in negotiation leases such that good planning and preparation should govern good landlord -tenant relations. Do I have more difficult time trying to recoup the rental money from a tenant who has formed and S-Corporation and if so How can I incorporate language into the lease which gives me an opportunity to get the rent if the tenant decides not to pay it say for six months or more and then goes out of business. 
Is that accomplished by have a &quot;Personal Agreement Clause&quot; in the lease to Undermine all the legal protections afforded and S corporation. ??????
